A long and forgotten lender - Platform - seems to have come back into the market again in the last few days. Owned by Britannia building society, they have been effectively out of the market with their 7.49% 3 year fixed rate (ouch!). However their new 75% loan to value product has a rate of 6.29% for 3 years and an arrangement fee of £1495.

Ok, so it’s not the lowest 75% product available, but:

  • You can buy up to 3 properties with them
  • They have no maximum with other lenders. In other words, if you think you are maxed out with all the lenders at 75%, then think again – if the rental fits why not give them a try.
Residential Mortgages

We don’t often talk about residential mortgages, however many of you obviously own residential properties and I have been asked three times this week whether we can arrange residential mortgages.

Well just to make it clear –YES - we do advise on residential mortgages and some of the mortgage deals available on a residential basis are really very good at the moment. In fact, if you’re used to buy to let rates you will be in for a pleasant surprise. Take an example for a 75% residential purchase:-

  • 3.99% 2 year fixed rate – no valuation fee and no arrangement fee (subject to terms & conditions).

 

Tip of the week – have you changed your buildings insurance lately?

This week we have managed to save one of our investors £726 per year on their property portfolio.

Rather than simply running a quick quotation service, we had an underwriter to review the portfolio in detail to make sure he had the right cover. After all, there’s no point in getting cheap cover if when it comes to making a claim, it doesn’t actually pay out.
