Hi,

I am looking to set up a limited company for my property investment business. Do you know if there are any 'specifics' I should be aware of regarding mortgages E.g. Are there any buy-to-let lenders who will not provide mortgages to limited companies?

HI ViningJ,
It is easier ask who does limited company mortgages. And I'm afraid the answer is hardly any.
A couple of years ago the were a number of lenders available but now you are really restricted. I dont know why lenders are shy but if you want flexibility then I would buy in your own name.

Later on once you've built a portfolio you could always switch them into a ltd company via a commercial mortgage

Hi, thanks for this adivce and advice from your specialist accountant I now understand that a limited company is not the way to go. However this leads me to another question, if I buy a property for cash, renovate it (adding to it's value)and then rent it out, what are the options regarding re financing this property to free up the capital for the next purchase? What type of mortagage product would I need, what deals are there currently in terms of interest rates and LTV?

Hi ViningJ,

I'm afraid you will be looking at 6 months before being able to remortgage.

Have a look at out spytolet system for current rates however I'm afraid they will have changed within 6 months.
