John,

I purchased a couple of properties in 2007, the idea was to start slow and experience becoming a landlord for a couple of years.

Fast forward 2009 and I'm on the SVR MX rate 2.25, but now there are no ERC charges I would like to remortgage to fund the deposit on two more properties.

My concerns are that I'm 85% LTV whereas the products are now 75% plus the values of my properties are vague (nothing on the market, no sales since I purchased.)

I'm just wondering whether it would be possible to use the equity in the properties to fund the deposit on one/two more properties.

Hi Sara,

Unfortunately you are in a very common position. As the highest loan to value is now 75% there is no way you could remortgage your buy to let properties to raise capital.
The only option would be if you had other property (residential included) with spare equity which (subject to status etc) would allow you to raise capital.
