I just bought a 2 bedroom semi detached property valued at 65k for 50k and put a BTL mortgage of 37.5k on it.Works needed include new kitchen,new bathroom ,central heating and general updating.It should be valued for at least 90k presently.

i planned to refinance thru a further advance from my existing lender but was declined ,i need to pull out funds for another purchase.What can i do
